Steps to Become an Ohio Licensed Home Inspector
How long does it take to become an Ohio licensed home inspector? You can go through the training and application process in two to three months. Why Become a Home Inspector.
- Take our 80 hour pre-licensing class. This class is required by the State of Ohio.
It teaches you all about the components of a home and how to inspect a home. No previous knowledge is required.
It also prepares you to pass the National Home Inspector Examination.
- Take the National Home Inspector Examination.
This is a four hour proctored test. Information learned in the 80 hour pre-licensing class will help you pass this test.
You will want to take this test right after taking the 80 hour pre-licensing course while the information is fresh in your mind.
70% is a passing score.
- Take our 40 Hour Home Inspector Experience course
and a Peer Review Inspection.
This 40 hour course takes you out to real world area homes to perform home inspections with our instructors.
An 80 hour pre-licensing course must be completed prior to taking this course.
A Peer Review Inspection is you inspecting a home on your own that has already been inspected by an approved licensed home inspector.
To pass the peer review inspection, you are required to identify at least seventy percent of the material defects with the property.
- Along the way, begin the process of forming your new business. Register a business name, open a business checking account,
create business cards, etc. We review this process in our 80 hour pre-licensing course.
- Obtain a general liability insurance ($100,000/$300,000 aggregate). This is required for your license.
Errors and Omissions insurance is also highly recommended.

- Submit your home inspector license application to the Ohio Division of Real Estate and Professional Licensing.

- Submit your fingerprints for a State of Ohio and a national (FBI) criminal background check within ten days of submitting
your home inspector license application.
The Ohio Division of Real Estate and Professional Licensing
does not want you to take this step until after you have submitted your application to them.
