Ohio Home Inspector Licensing Requirements

An applicant for an Ohio Home Inspector License must:
  • Be 18 years or older
  • Have a high school diploma or equivalent
  • Pass a State of Ohio and a national (FBI) fingerprint based criminal background check
  • Take an 80 hour pre-licensing class
  • Take a 40 hour experiential course and perform a peer review inspection
  • Pass the National Home Inspector Examination (70%)
  • Obtain a general liability insurance policy ($100,000/$300,000 aggregate)
  • Submit an application to the Ohio Division of Real Estate and Professional Licensing

     We offer the 80 Hour Pre-licensing Course, the 40 Hour Experiential Course, and Peer Review Inspections.

     Our 80 hour course is designed to prepare you to pass the National Home Inspector Exam and give you the practical knowledge needed to perform professional home inspections. This classroom training includes props for hands on learning and two days of fieldwork in area homes for even more hands on learning.

     Our 40 hour experience course takes you out to real world area homes to perform home inspections with our instructors. A peer review inspection is you inspecting a home on your own that has already been inspected by a licensed home inspector. To pass the peer review inspection, you are required to identify at least seventy percent of the material defects with the property.
