Why Become A Home Inspector?

People choose to become a home inspector for many different reasons.

  • Flexibility - You can pick the number of days per week you work, the time of day you work, and the number of hours per week you work. All in each home inspection will typically take four to six hours. Most home inspectors do one inspection per day, but many do two per day. You can choose how many days per week you work and if you work on weekends or not. Many home inspectors work six days per week in the busy summer months and four days per week on the slower winter months.
  • Rewarding - Your are performing a very valuable service for home buyers. They are in the process of making a huge financial commitment and your inspection gives them the information they need to be comfortable about their purchase. It is especially rewarding to work with first time home buyers.
  • Earn a good living - The average home inspector makes about $70,000 per year. Home inspection fees for a typical home in Ohio are $350 - $400. If you average four inspections per week at $375 per inspection for 48 weeks out of the year, your gross income would be $72,000 (4 X 375 X 48 = $72,000 ). It may take you a few years to build your marketing and referral network to get a steady stream of inspections to average four inspections per week. There are many inspectors who work longer hours and do two inspections per day.
  • Ease of becoming a home inspector - While it is helpful to have previous experience in home maintenance or a trade like plumbing or electrical, it is not necessary to be a successful home inspector.
